Overview of a BAS
In this section, we will provide an overview of the various components of a BAS: hardware, software, networks, and people. We will discuss the purpose of each component and look at the variations, or lack of variation, between different vendors. The intent is to provide a mid-level understanding of the various pieces of a BAS.
Integration – The Good, The Bad, and The Ugly
In this section, we will review the different levels of integration and how the specification needs to be configured to achieve the desired results. We will discuss the additional work that is required to ensure success, and go over what needs to be coordinated between the equipment vendors, contractors and other design team members.
Specifications + Sequences Writing
During this talk we will look at the purpose of the controls specification and at some of the reasons why spec content is developed differently. We will breakdown the different sections in the spec and identify what information is important to the various stakeholders. We will also discuss the different ways sequences can be written and how that impacts the various people who will use them.
Lessons Learned From the Field
We will take a light-hearted look at various lessons learned from 22 years in the industry and how to avoid them, when possible. We all know that everything is always the controls contractors fault, but what really happens to the BAS when an IT manager assigns a doctor’s room camera to the chiller IP address or when safety devices are jumped to avoid nuisance alarms. “The BAS really records what I did? Uh oh.”. Plus many more.
